The Municipality of Tirana has opened the most important call for thousands of families who are homeless and need financing on soft terms.
According to the data, the call was opened on April 20 and will be open until May 19. The essential condition for applying is that each individual must be a resident, i.e. registered with residence in Tirana, and must not have any property registered in their name.
Eriola Çanga, a real estate market expert, says that interested individuals should be very careful in meeting the criteria, as the mere fact of having homeless status is not enough.
"Every individual who applies must be over 18 years old. If the individual interested in the loan is registered in the parents' property, he is automatically disqualified. It is not enough just to be considered homeless, but he must be under the average conditions of homelessness, which is also related to the monthly income he has," said Çanga during an interview with "E-ZONE".
In addition to age, residence, and the fact that there should be no property, another important criterion is the individual's monthly income, based on which the loan is granted.
"Interested families should know that the municipality, with the interest-free loan program it offers, does not fully cover the value of the house. It is necessary that part of the budget must be provided by the applicant himself. There are cases when the municipality can declare a winner, but the bank disqualifies them because they do not meet the income criteria. Therefore, applicants should be careful that if they exceed certain income ceilings set by the municipality, they do not qualify ," said Çanga.
The next part of the process is finding the property. According to the real estate market expert, interested parties get stuck at this stage of the process, as 1+1 properties are in high demand and sell quickly. Therefore, in such cases, consulting with market agents is an opportunity to avoid being stuck.
